Moving the sink, the range, and the wall.

A new layout is not a finish decision. It is a plumbing, gas, electrical and sometimes structural decision that happens to end in a kitchen.

What actually moves

Behind the wall you want gone.

Exposed brick archway with antique display cabinet

Reconfiguring a kitchen is the work we are asked about most and the work least visible in the result. Moving a sink means moving supply and, harder, moving drainage, which has to fall at a fixed slope toward an existing stack. Moving a range means moving a gas line and, in most cases, re-routing the hood duct to an exterior wall or roof. Moving either one usually means moving circuits, because appliance loads are dedicated and cannot simply be extended from the nearest outlet.

Taking out a wall adds a further question, which is whether it is carrying anything. If it is, the load has to go somewhere: a beam sized by an engineer, posts down to a footing, and sometimes a footing that does not yet exist under the slab. That is a permit item and an inspection item, and it is the single most common reason a kitchen schedule moves.

None of this is a reason not to change the layout. It is a reason to know before you start which of these your particular kitchen triggers, because a plan that avoids relocating the drain can cost meaningfully less than one that does not, for a room that lives almost the same.

One team, four trades

Plumbing, gas, electrical and structural are sequenced by the same team that drew the plan, so the trades are not negotiating with each other on site.

Permits and inspections

We manage the applications and the inspection stages, so the work that is buried is signed off before it is covered.

The layout is worth the disruption

We start from how the room is actually used, from a weekday morning to a full house at a holiday, and design the working triangle around that rather than around where the pipes happen to be today. Where the pipes win, we say so early. Where they do not, moving them is usually the change that makes the whole remodel worth doing.

  • We handle the plumbing, gas and electrical work required to relocate appliances.
  • Structural changes are engineered and permitted, not improvised.
  • You get a fixed-cost proposal before demolition, not a running total after it.

While the work runs

Living in a house with no kitchen.

Remodeled kitchen with white oak cabinetry, stone island and arched doorway in a completed Dublin full home remodel by BayCraft

A standard kitchen renovation runs six to ten weeks. That window covers stripping out the old fixtures, the structural or mechanical work underneath, and the slow, precise end of the job where cabinetry and stone go in. A layout change sits at the longer end of it, because the trades underneath have to finish and pass inspection before any finish work can begin.

There is a stretch in the middle where the kitchen does not work at all. We do not pretend otherwise. What we do is plan for it: before demolition we help you set up a temporary kitchenette elsewhere in the house, usually a sink-adjacent corner with the fridge, the microwave and the kettle, so the household keeps a routine instead of eating out for two months.

The rest of the house is protected physically. We isolate the work zone with professional dust barriers and floor protection, and run HEPA air scrubbers where the work warrants it, because the dust from cutting into a slab or opening a wall does not stay where the plastic sheeting suggests it will.

A kitchen in the interim

The temporary setup is planned with you before demolition day, not improvised on it.

Contained, not just covered

Dust barriers, floor protection and HEPA scrubbers keep the rest of the house liveable while the kitchen is open.

Sequence is the whole schedule

The reason a design-build team matters most on a layout change is ordering. Cabinetry cannot be measured until the walls are final, stone cannot be templated until the cabinets are set, and none of the buried work can be closed until it is inspected. When one team owns all of it, the waiting is planned. When four companies own it, the waiting is discovered.

All questions →
Can I change the layout of my kitchen, such as moving the sink or stove?

Absolutely. As a design-build firm, we specialize in reconfiguring layouts to improve flow. We handle all the necessary plumbing, gas, and electrical work required to move appliances and create a more functional workspace.

How do you handle dust and debris during construction?

We use professional-grade dust barriers and floor protection to isolate the kitchen from the rest of your home. Our team maintains a clean job site and utilizes HEPA air scrubbers where necessary to ensure your indoor air quality remains high.

Will I be without a kitchen during the entire process?

There will be a period where the kitchen is non-functional, particularly during the demolition and installation phases. We help you prepare by setting up a temporary "kitchenette" area in another part of your home to minimize the impact on your daily life.
