Design-build remodeling in Saratoga, CA.

Saratoga sits inside the area BayCraft serves. Design and construction stay under one roof, so a single team carries your project from the first conversation to the final walkthrough.

We build home additions, ADUs, kitchens, bathrooms and whole-home remodels for families across the South Bay and the Peninsula, working from Santa Clara under California contractor license #1158750. Permits, zoning research, plan submissions and inspections are handled by us, with whichever agency has jurisdiction over your address.

In Saratoga

What to know before you build here.

Saratoga is the strictest planning department we work with, and most of what makes a project slip here is decided before a single wall comes down. The rules below are the ones that change budgets and timelines on Saratoga lots.

Nearest completed project

Our closest completed project is a 500 square foot junior ADU in Monte Sereno, which borders Saratoga. Same building department jurisdiction for fire, same oak canopy, same hillside constraints.

Building in Saratoga

01

An arborist report is triggered by your neighbour’s tree

Saratoga requires arborist review whenever work is proposed under or within five feet of the dripline of a protected tree, and that explicitly includes trees on adjacent properties. Grading, parking a vehicle or stacking materials inside the root zone all count as construction. You hire the arborist, the report goes to the City, and you pay a deposit for the City’s own review of it. On a wooded Saratoga lot this is a line item and a lead time, not a formality.

02

What tips a remodel into full Design Review

Design Review by the Planning Department is required for a new house, an accessory structure over 250 square feet, expanding the home by more than 50%, adding or increasing a second story by 100 square feet or more, changing the footprint by more than 50%, rebuilding after a full or partial demolition, and adding or expanding a basement. Under those thresholds you may be able to go straight to the Building Division. The difference between the two routes is months.

03

Slope reduces how much house you are allowed to build

Any lot with an average slope over 8% needs a surveyor to establish it, and average slope over 10% reduces the net site area used to calculate your floor area allowance. On the hillside streets this is usually the first number worth knowing, because it caps the project before design starts.

04

Fire access, ridgelines and ground movement

A property on a cul-de-sac or dead-end road has to provide a turnaround meeting Santa Clara County Fire Department standards. Lots inside the Wildland Urban Interface or a Fire Hazard Severity Zone carry fire prevention and access requirements on top of the building code. Minor and major ridgelines and the Ground Movement Potential map bring their own requirements, including geotechnical clearance.

We handle the submissions, but if you want to ask something before we speak, Saratoga runs a Planner of the Day on planning@saratoga.ca.us and 408-868-1222. Requirements on this page are from the city's own planning pages and can change, so we re-check them per address.
