Design-build remodeling in Santa Clara, CA.

Santa Clara sits inside the area BayCraft serves. Design and construction stay under one roof, so a single team carries your project from the first conversation to the final walkthrough.

We build home additions, ADUs, kitchens, bathrooms and whole-home remodels for families across the South Bay and the Peninsula, working from Santa Clara under California contractor license #1158750. Permits, zoning research, plan submissions and inspections are handled by us, with whichever agency has jurisdiction over your address.

In Santa Clara

What to know before you build here.

Santa Clara caps single-family homes at 25 feet and two stories and limits buildings to 40 percent of the lot, so an addition budget starts with a coverage check. The bigger timeline swings come from hearings, protected trees and historic review of older houses.

01

A second story sends your remodel to a public hearing

Santa Clara reviews remodels against zoning standards before building permits, and staff decide them without a hearing unless one of these applies: adding or enlarging a second story, or ending up with five or more bedrooms, five or more bathrooms, or two or more bedrooms with direct exterior access. Those projects go to a publicly noticed Development Review Hearing, and decisions can be appealed within seven calendar days. We plan bedroom counts and exterior doors with that list in mind.

Lot size sets how big a detached ADU can be

In Santa Clara, lot size sets the detached ADU limit: 1,000 square feet on lots of 5,500 square feet or less and 1,200 on larger lots. Side and rear setbacks are 4 feet, with 6 feet from the main house. A detached unit can be 18 feet tall as a single story or 25 feet at 1.5 stories, but multi-story parts must sit 15 feet from the rear line and egress windows must face the main house. No parking is required. A second-story attached ADU that does not match the main house height needs Architectural Review.

Twelve-inch oaks and redwoods need a removal permit

Santa Clara protects heritage trees plus specimen species with a trunk 12 inches or more in diameter at 54 inches above grade. The list includes native oaks, coast redwood, California buckeye, big leaf maple, deodar and blue Atlas cedar, camphor, western sycamore and California bay. Any of these needs a Tree Removal Permit from the city before it comes out. Street trees belong to the city: trimming or removing one yourself can bring a fine of up to $1,000 plus the cost of replacing the tree.

A house over 50 can trigger historic review

Santa Clara treats any home 50 years or older as a potential historic resource and evaluates it when a project is submitted, even if it is not on the Historic Resources Inventory. Homes on the inventory need a Significant Property Alteration permit for alterations. The Historical and Landmarks Commission, which typically meets on the first Thursday of each month, also reviews projects within 200 feet of a known historic resource. We check the inventory and nearby lots before design starts.

We handle the submissions, but if you want to ask something before we speak, Santa Clara runs a Planning Division on planning@santaclaraca.gov and 408-615-2450. Requirements on this page are from the city's own planning pages and can change, so we re-check them per address.
